1. Reservations and payment
Reservations can be made online through our booking engine, by email, or by phone with our front desk. A valid credit card is required to guarantee every reservation. Rates are quoted in U.S. dollars and do not include taxes, resort fees, or incidental charges unless expressly stated.
Direct bookings made through habitatresidence.com receive our best available rate. Rates for third-party channels may differ.
2. Cancellation policy
- Most nightly rates may be cancelled without penalty up to 48 hours before check-in.
- Advance-purchase and weekly rates are non-refundable once confirmed.
- Stays of 30 nights or longer are subject to a separate written agreement; see §7.
- No-shows are charged the full first night plus applicable taxes.
3. Check-in and check-out
Check-in is from 4:00 pm. Check-out is by 11:00 am. Early arrival and late departure may be arranged with advance notice and subject to availability. A government-issued photo ID and the credit card used to book are required at check-in.
4. Guest conduct and house rules
Guests and their visitors agree to respect the comfort of our neighbours and other residents. Quiet hours are observed from 10:00 pm to 8:00 am daily. Parties and events in-suite are not permitted without written approval from management.
5. Smoking and substances
All residences and indoor common areas are smoke-free, including e-cigarettes and cannabis. A $500 deep-clean fee applies to any violation.
6. Pets
Well-behaved dogs are welcome with advance arrangement. A one-time cleaning fee applies. Pets must be leashed in common areas and may not be left unattended in the suite.
7. Extended stays (30+ nights)
Stays of 30 nights or longer are governed by a separate short-term occupancy agreement detailing rent, deposit, and utilities. The front desk will send this document when the reservation is confirmed.
8. Damage and loss
Guests are responsible for any damage caused to the suite, furnishings, or common areas beyond normal wear and tear. Charges will be applied to the credit card on file.
9. Liability
Habitat Residence is not liable for personal property left unattended in suites or common areas. Use of the pool deck, fitness centre, and other amenities is at the guest's own risk.
10. Governing law
These terms are governed by the laws of the State of Florida, U.S.A. Any dispute arising from a stay at Habitat Residence shall be resolved in the state or federal courts of Miami-Dade County, Florida.
